The Uruguyuan forward only signed for Blues in the summer after spening the final few months of last season on loan at St Andrew's but he has failed to command a regular starting place in Steve Bruce's side this season and has managed just one Premier League goal.
Real's offer is said to be just over £800,000 and Blues are considering it.
